THE RENOVATION
GAP.

In the densely saturated landscape of London real estate, trust is the ultimate currency. SMYK Properties needed to differentiate themselves from the sea of "Buy-to-Let" amateurs. They operate on a sophisticated BRRRR model (Buy, Refurbish, Rent, Refinance, Repeat), targeting distressed assets in Zones 3 & 4.

The Problem: Their previous digital presence was non-existent. They relied on PDFs and email threads to pitch to Joint Venture (JV) partners. This lack of a centralized, high-end platform made it difficult to attract institutional capital or high-net-worth individuals (HNWIs).

The Goal: To build a "Digital Investment Memorandum." A site that exudes financial stability, architectural precision, and insider knowledge. It needed to function as a due diligence tool for investors and a high-conversion funnel for distressed sellers.

The Credibility Gap

  • Investor Friction Potential partners couldn't easily verify the quality of past projects or the logic behind the investment thesis.
  • Off-Market Invisibility Sellers of distressed property ("probate", "repossession") couldn't find SMYK online, meaning deals were lost to competitors.
  • Brand Dissonance The quality of their renovations was "Prime Central London," but their brand looked "Local Handyman."

A property website usually serves two masters: the tenant and the buyer. We added a third: The Investor. We structured the site using a tiered information architecture that funnels different user types to specific outcomes immediately.

We used appropriate property and organisation structured data to provide machine-readable context around the business and its projects, without treating schema as a ranking guarantee.

RealEstateAgent Schema

We defined SMYK not just as a business, but as a specialized agency for acquisition, signaling expertise to search algorithms.

OfferCatalog Injection

We programmatically listed their services (Sourcing, Project Management, Lettings) as structured offers, increasing the click-through rate from SERPs.
